Simon Bateman MRICS, founder of Spire Consultancy, has had extensive property experience working in the public and private property sectors. He has worked client side in international bank and industrial multinational estates teams, spent nearly ten years in the Corporate Real Estate Department of a global real estate professional services firm and, for over ten years, as Head of Property Management for a significant London based property investment company, with properties throughout England, Scotland and Wales.

Having seen and understood property from many perspectives, he has negotiated numerous lettings, lease renewals, break options, rent reviews and lease surrenders, as well as coordinating rates and dilapidation negotiations and licences and wayleaves, on a wide range of property types.

One of his key objectives has been to minimise void costs through service charge scrutiny and pioneering void rates mitigation schemes as well as promoting environmental issues whilst maximising returns. In conjunction with a top firm of London solicitors, he pioneered and implemented one of the first ‘dark green’ environmentally friendly leases and green tenant handbooks.
