The Clearer View

Spire Consultancy, commercial property consultants, provides property services and advice to property owners, landlords and tenants alike and was set up specifically to bridge a gap in the market – to pinpoint and minimise unnecessary property costs whilst maximising returns for clients.

We are always candid and clear in our advice and are relentless in delivering value for our clients both in advice and action.

Established by Simon Bateman, a Chartered Surveyor with over thirty years experience in commercial property gained from both a Landlord and Tenant perspective, Spire Consultancy is well placed to understand the needs and requirements of all commercial property owners and users.

Spire Consultancy has a single focus – to deliver exceptional service based upon a deep understanding of clients’ needs combined with a commitment to their long-term success.

What many occupiers often forget is that the premises they use can easily account for a third of their overheads.   That is a huge part of any business but is often only considered core to the company when things are going wrong.   Spire Consultancy is here to get the fundamentals right from the outset to ensure no nasty surprises, the lowest costs and therefore the highest returns to your firm and take away the headaches.

Why Choose Us?

Consulting with Purpose

  • We recognise that most property agents will offer you the basics of, say, acquisitions and disposals, lease advisory, property management and building consultancy.  However this is where their role often ends.

  • We offer all of these but go one step further by adding value in offering, for instance:

  • Full Lease negotiation - based upon a thorough understanding of lease terms.

  • Use of Lease Expiries or Break Options - to achieve better occupational terms.

  • Truly hands on Asset and Property management.

  • Service Charge queries and verification – are you paying too much for the services you receive or perhaps not recovering all you could?

  • Dilapidations negotiation – not just at Lease expiry but also at Lease outset to ensure your obligations are not unnecessarily onerous.

  • Rates mitigation advice – do you have whole or large parts of premises vacant that you are paying too high business rates on unnecessarily?
